To get your project off the ground you'll need an initial visit to discuss what you'd like to do. During this visit we carry out a quick measured survey of what you've got, sketch some options, and draw your attention to issues such as consents that may apply or input that may be required from other specialist consultants.
If you then want to proceed you can pick and choose from further architectural services. These services are charged at an hourly rate and may include:
Further design consultation:
We can build on the sketches produced at the initial visit to produce 3 dimensional CAD drawings and renderings to help you visualise what the finished scheme will look like.
Detailed measured survey:
To produce scale drawings of your proposal it is necessary to have accurate 'as existing' drawings to work from based on a laser-measured survey. Often we can get all the information on the initial visit but more complex projects may require additional time.
Scheme level drawings:
These drawings, usually at scale 1:50, are the bare bones of the scheme in terms of layout, and convey some information as to materials to be used. Scheme level drawings can show a number of layout options and form the basis for more detailed drawings.
Detail level drawings:
What it says on the tin. CAD drawings at a larger scale that show construction in detail and contain notes that fully specify materials to be used.
Consents:
Inhousearchitect can help with submission of Building and Resource consents including filling of forms, drawing packages and follow-up correspondence.
Schedule of Works and Materials:
This is a document that your builder will use in conjunction with drawings to accurately price the job, and to refer to on site once work has begun. It itemises every process and material used so that costs can be broken down into small individual components. It is indispensable if you are getting more than one quote, or want to know the cost implication of any changes you may want to make further down the line.
